For a condo purchase in Miami, Tampa, Orlando or another Florida community, your own financial review is only part of the financing conversation. Ask about the building and association early so property questions do not arrive as a surprise late in the process.

C2C Brokers Inc. brokers Florida mortgage loans. Company NMLS #2121587. Florida Mortgage Broker #MBR4225; Eli Shalom LO30450. Check current company and originator authorization before proceeding.

Two reviews can affect the financing

Ask what the lender needs to evaluate you as a borrower and the condominium project itself. Fannie Mae’s buyer guidance explains why association and project information can affect financing. A borrower preapproval does not establish project eligibility.

Prepare association and project questions

Ask what current information is needed about budgets, reserves, insurance, pending assessments, repairs and litigation. Requirements depend on the selected program and project. Do not assume a previous sale or another owner’s mortgage proves current eligibility.

Build a complete ownership budget

Compare mortgage costs with association dues, your insurance responsibilities and any known assessments. Ask which expenses are included in a proposed payment and which you must pay separately. Review association documents and obtain professional advice where needed.

Clarify occupancy and rental plans

Explain whether the condo will be a primary home, second home or rental. Check the project’s rules and the proposed loan’s requirements. A vacation-use plan or short-term-rental plan can raise different questions; this guide does not promise a particular financing solution.

Florida resources and C2C’s role

C2C brokers Florida mortgage loans to participating lenders. Ask which available options support your specific unit and project. Florida Housing offers homebuyer resources, but C2C participation and your eligibility for any particular assistance program must be confirmed separately.

Questions borrowers ask

Does a preapproval mean the condo project is approved?

No. Ask what project review remains and what could affect the financing.

Does this guide promise non-warrantable condo financing?

No. Ask a loan officer which options are currently available for the complete borrower, property and project scenario.
