California Mortgage Broker and Lender: Statewide Guide

Updated October 13, 2026 · General educational information; program requirements vary.

C2C Brokers Inc. operates as a mortgage broker/lender in California, depending on the transaction. We serve eligible borrowers across the state, including major metros, suburbs, and smaller communities. California Financing Law license #60DBO-139864; company NMLS #2121587.

For a particular loan, ask who originates and funds it, which state authority applies, and which documents and disclosures are required. Approval, pricing, and availability depend on the complete borrower and property review. Contact us by phone or online; we do not have a public walk-in office.

Start with county and property facts

A Los Angeles buyer and a Sacramento-area buyer should not assume the same conforming-loan threshold. Use the property county and number of units when comparing standard, high-balance, and jumbo financing. In the Central Valley and smaller communities, also ask how the lender will evaluate the specific property type and appraisal evidence; geography alone does not determine qualification.

Self-employed buyers: compare two documentation paths

Business owners and independent professionals can ask C2C to evaluate conventional income documentation alongside an eligible bank-statement program. Review excluded deposits, expense analysis, usable qualifying income, fees, reserves, and the complete payment. A larger deposit balance is not automatically qualifying income. Use our comparison worksheet.

CalHFA resources: participation matters

CalHFA’s official lender resources explain how to find loan officers who work with its programs. Ask C2C to confirm whether a participating lender and the particular assistance program are available for your transaction. Program-specific participation, eligibility, and funding availability determine access.

Questions beyond the largest cities

Buyers in Sacramento suburbs such as Elk Grove and smaller markets such as Hanford can compare offers remotely with C2C. Ask about document delivery, who answers questions, property restrictions, and any need for local inspection or appraisal coordination. These are borrower service areas, not C2C branch-office locations.

2026 county examples: one-unit conforming limits

Programs to discuss

Discuss conventional, FHA, VA, jumbo, bank-statement, and eligible DSCR options with C2C. Our additional program categories include fix-and-flip, foreign-national, HELOC/home-equity, down-payment assistance, and reverse mortgages, subject to the specific program, property, state, and channel. These categories are not approvals, current rate offers, or a promise that every borrower qualifies. Ask which options are available for your scenario.
