Bank-Statement vs. Conventional Mortgages for Self-Employed Buyers

Prepared for C2C Brokers Inc. · Updated October 13, 2026 · General education; individual requirements vary.

Start with both paths

Self-employment does not automatically prevent conventional financing. Ask whether your documented income supports a conventional mortgage before choosing an alternative documentation program. C2C can discuss both paths for eligible borrowers in California, Colorado, Florida, and Virginia.

Conventional income review

Conventional underwriting evaluates qualifying income and the business, rather than treating all bank deposits as income. Tax-return requirements and exceptions depend on the applicable program. See Fannie Mae’s self-employed borrower documentation guidance; other programs and lender requirements can differ.

Bank-statement income review

An eligible bank-statement program may use qualifying deposits and a program-specific expense analysis to evaluate income. Transfers, nonbusiness deposits, expenses, business ownership, and the history of the business can affect the calculation. A bank-statement loan still requires underwriting; it is not a no-verification approval.

A practical comparison worksheet

Ask each provider to identify: documents required; qualifying income calculation; down payment; reserves; complete payment; lender charges; points or credits; mortgage insurance if applicable; lock assumptions; and any prepayment restrictions. Compare written offers using the same loan amount and term. The lower advertised interest rate alone does not determine the lower total cost.

Questions for your loan officer

Which deposits were excluded, and why? What expense analysis was applied? Would additional documentation support a conventional option? Who funds the loan? What could change the quote? Do not send account statements through an ordinary website contact form; ask for the approved secure document process.

Local borrowers and next steps

Orlando and Windermere business owners, Los Angeles self-employed buyers, Denver entrepreneurs, and Richmond independent professionals can use the same comparison process. Location alone does not establish eligibility. Begin with the document checklist and Loan Estimate guide.
