How to Compare Mortgage Loan Estimates

Prepared for C2C Brokers Inc. · Updated October 13, 2026 · General educational information; individual requirements vary.

Start with comparable offers

Ask each lender to use the same loan amount, loan type, term, and lock assumptions. Offers created at different times may reflect different market conditions. Keep copies and note what changed between versions.

Read the rate and APR together

The interest rate and annual percentage rate (APR) measure different things. APR includes certain loan costs, but it does not replace a review of individual fees or the complete housing payment. Confirm whether the rate is locked and what can change.

Separate lender costs from other expenses

Review origination charges, points, lender credits, services, prepaids, escrow deposits, and cash to close. Lender credits can affect pricing; ask how each choice changes the rate and upfront cost. Insurance, taxes, and third-party estimates may differ between offers.

Ask questions that match your plans

How long do you expect to keep the loan? Could payments change? What conditions remain? Ask your loan officer to explain differences in writing. C2C Brokers can help you discuss available offers without promising a particular rate or savings.
