Veterans and service members buying in Northern Virginia, Richmond, Hampton Roads or smaller communities should compare available financing under the same property and budget assumptions. A VA benefit can be valuable, but it does not replace a full loan review.

C2C Brokers Inc. operates as a broker/lender in Virginia, depending on the transaction and applicable authority. Company NMLS #2121587. Virginia Lender/Broker #MC-7249; Eli Shalom MLO-51934VA. Check current company and originator authorization before proceeding.

Verify the benefit and the borrower review

Check VA’s official Certificate of Eligibility guidance and ask the loan officer to explain the remaining credit, income and property requirements. A COE establishes benefit eligibility; it does not itself approve a mortgage. Ask which proposed loan is VA-backed and who will originate and fund it.

Compare the complete costs

Ask about any applicable VA funding fee and exemption treatment, mortgage-insurance differences, lender charges and cash to close. Review written terms under consistent assumptions. Do not compare only a headline rate or assume the same option is best for every veteran.

Use the actual Virginia jurisdiction

Fairfax County and Richmond City are separate jurisdictions; a nearby metro name may not identify the right conventional county limit. Verify the actual property location and units. The Virginia guide provides county examples and official resources.

Match the transaction to your circumstances

Tell your loan officer about expected occupancy, relocation timing and any income changes that need documentation. For a condo, manufactured home or other property type, ask which eligibility review applies before assuming financing will work. Do not commit to a closing date based on an initial conversation.

Ask about state resources without assuming participation

Virginia Housing publishes homebuyer education and financing information. Confirm current eligibility and whether C2C can offer the particular program. An educational agency link is not a statement of C2C approval or government endorsement.

Questions borrowers ask

Does a VA benefit guarantee loan approval?

No. Benefit eligibility and the lender’s complete borrower and property review are separate.

Should every eligible veteran choose VA financing?

Compare the available written terms, costs and circumstances; this guide does not make that decision for you.
