Florida Mortgage Broker: Statewide Borrower Guide

Updated October 13, 2026 · General educational information; program requirements vary.

C2C Brokers Inc. acts as a mortgage broker for Florida loans, arranging eligible financing through participating lenders. We serve borrowers across Florida, including South Florida, Central Florida suburbs, and North Florida communities. Florida Mortgage Broker license #MBR4225; company NMLS #2121587.

For a particular loan, ask who originates and funds it, which state authority applies, and which documents and disclosures are required. Approval, pricing, and availability depend on the complete borrower and property review. Contact us by phone or online; we do not have a public walk-in office.

Compare South, Central, and North Florida by property facts

Miami-Dade and Orange counties share the 2026 one-unit conforming limit shown below, while Monroe County has a different limit. The same limit does not mean that payments or property eligibility are the same. Use current tax and insurance estimates, association costs when applicable, intended occupancy, and lender property requirements when comparing offers.

Self-employed and relocating buyers

Miami business owners, Central Florida professionals, and buyers moving to Florida can compare conventional documentation with an eligible bank-statement program. Review business continuity, deposits, expenses, reserves, and the complete cost. Coordinate a move or employment change with the loan officer before assuming existing documents will support a new loan.

Property-tax and homestead planning

A seller’s current tax bill is not a promise of your future taxes. Use the county property appraiser for property-specific estimates and Florida Department of Revenue resources to understand homestead, assessment limits, and portability. Confirm your own eligibility and filing requirements; this is general information, not personal tax advice.

Florida Housing and local assistance

Florida Housing’s homebuyer resources and local SHIP resources identify assistance paths to investigate. Ask C2C to confirm access to the specific program, participating lender, funding availability, and requirements for your circumstances.

Central Florida roots and statewide service

We can discuss eligible loans with borrowers in Winter Garden, Orlando, Clermont, Kissimmee, Ocoee, Homosassa, Windermere, Dr. Phillips, Horizon West, Mount Dora, Lake Nona, Winter Park, Fort Myers, Tampa, and other Florida communities. North Florida buyers, including Lake City, can also ask about available programs. These are service areas, not public C2C offices. Condos, rental properties, and other property types need program-specific review.

Programs to discuss

Discuss conventional, FHA, VA, jumbo, bank-statement, and eligible DSCR options with C2C. Our additional program categories include fix-and-flip, foreign-national, HELOC/home-equity, down-payment assistance, and reverse mortgages, subject to the specific program, property, state, and channel. These categories are not approvals, current rate offers, or a promise that every borrower qualifies. Ask which options are available for your scenario.
