Mortgage Document Checklist

Prepared for C2C Brokers Inc. · Updated October 13, 2026 · General educational information; individual requirements vary.

Prepare without sending sensitive records by email

This checklist helps you organize an initial conversation. Your loan officer will specify the documents needed and the appropriate secure submission channel. Do not put Social Security numbers, bank statements, or account details into a public review or ordinary website message.

Income and employment

Depending on your income source and program, you may be asked for pay statements, W-2s, tax returns, business records, or documentation of other qualifying income. Self-employed applicants should discuss ownership, business history, and available records before choosing a documentation program.

Assets, debts, and source of funds

Organize current account statements and information about existing debts. Be ready to explain large deposits or transfers if requested. If gift funds are involved, ask what documentation and eligibility rules apply.

Property and transaction

Once you have a property, keep your signed purchase contract and information about occupancy, association dues, insurance, and the intended closing timeline. Refinance applicants may need details about the current mortgage and property.

Confirm the next step

A complete checklist does not guarantee approval. Lenders may request additional information during review. See first-time buyer planning or self-employed mortgage options. The Fannie Mae document guide provides additional background.

Talk through your mortgage options

Discuss your goals, documentation, and available programs with C2C Brokers. Availability, terms, and approval depend on borrower qualifications, the property, and lender requirements. This is not a loan approval or commitment to lend.
